RICS Level 2 HomeBuyers Report

A Level 2 HomeBuyers Report entails an inspection by an RICS Chartered Surveyor of the areas of a property that are easily accessible. The surveyor looks for visible problems that are serious, dangerous or that could affect the property value. However, the structural integrity of the property is not examined in detail, nor are defects that are down to wear and tear. The report will include an overview of required property maintenance and will give you an idea of whether repairs are needed. The report also provides guidance on environmental hazards and highlights issues that your legal advisor should look into.

RICS Level 3 Building Survey

Industry guidelines recommend a Level 3 Building Survey if your property is large, old, has some disrepair or unusual features. RICS guidelines recommend a Full Building Surveys if you plan to do any significant renovations or extensions. We believe that an RICS level 3 survey is the best option for getting a complete understanding of what you are buying, whatever the property age or type.

A Level 3 Building Survey provides thorough, bespoke guidance on build type, condition, structural integrity and maintenance issues and you will receive a very detailed report with advice on visible faults and potential hidden defects.

Bespoke Full Building survey

We also offer bespoke Full Building Surveys, which includes all the areas covered in a Level 3 Building Survey which consists of a comprehensive inspection of the property to detail its construction and condition and any defects or issues that may have a bearing on your upcoming purchase. The Bespoke Building Survey is useful for especially large or unique properties and the basis of the survey investigation can be tailored to your specific requirements.

Our Building Surveys use straightforward language and annotated photographs to explain any matters of concern. The report will ensure that you make an informed decision and will give you the peace of mind that you are making a sound investment for the future.

Once a quotation has been accepted, we will contact the Estate Agent or owner and arrange the inspection on your behalf. We aim to complete the survey within three days of instruction and issue the report three days later, but quite often the report is returned sooner than this. We will schedule a call after the survey to provide you with our initial impression of the property and discuss any serious findings.
