Principal Designer Role

The Construction (Design and Management) Regulations 2015 replaced the CDM 2007 Regulations on the 6th April 2015. Our expertise and knowledge of the continually changing legislation ensures that we can effectively manage and advise clients to ensure statutory compliance. We have in house trained professionals who possess a wealth of experience and knowledge and are committed to providing and delivering quality Principal Designer services.

Party Wall Surveying

Orsus Surveyors are experienced in dealing with Party Wall matters for both building Owners and Adjoining Owners. The Party Wall etc. Act 1996 provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings. Building Owners proposing to start work covered by the Act must give Adjoining Owners notice of their intentions in the way set down in the Act. If you are proposing to carry out building works you believe may be notifiable under The Party Wall etc. Act 1996 or have received a notice from a neighbour, please contact Oscar Nicholson-Potter to discuss your requirements.

Measured Surveys

We can provide highly accurate measured building surveys, which features varying levels of detail subject to client requirements. We often provide building elevations and cross sections in conjunction with a floor plan survey. The level of details surveyed is determined by our client and varies from minimal/basic layout details, to comprehensive architectural features. Our surveys are used for space management tasks, renovation plans, planning permission plans, lease plan applications and other architectural purposes.

Defect Diagnosis

Whether it be cracking, dampness, rot, or another problem, building defects can occur for a variety of complicated and obscure reasons. This is why expert advice from one of our experienced surveyors can potentially save a property owner significant time and money in resolving a defect. We pride ourselves on tailoring our service to the particular requirements of our clients and provide specific advice without necessarily having to undertake a full survey of the building.

Major work schemes

We have extensive experience in coordinating and administrating major works schemes on behalf of numerous reputable property management firms throughout London. Some examples of the type of schemes we have managed in the past include: the introduction of fire safety precaution measures into residential blocks in line with Fire Risk Assessments, external repair and redecoration, fire door renewal, internal upgrading and redecoration, roof covering renewal and window replacement schemes.

Insurance Reinstatement Valuation

A Reinstatement Valuation is an estimation of the cost of rebuilding a property in the event of total destruction. An accurate assessment will eliminate the risks associated with under insurance and will avoid payment of excessive premiums for over insurance.

If your property is undervalued, you may not receive the full cost of reinstatement. Even if your policy is index linked, it is wise to have your insurance valuation periodically re-calculated to ensure you have sufficient cover.

We are able to inspect, measure and assess the replacement cost of buildings to include allowances for demolition, site clearance and professional fees. Our valuations are undertaken in accordance with RICS guidelines.
